			<content:encoded><![CDATA[<p><span>I have a solution for you.  If you&#8217;ve heard that electronics continue to draw energy even when turned off as long as they&#8217;re still plugged in and realized what an enormous waste that is, you may have very ambitiously begun unplugging the tv, the stereo etc on your way out the door every morning.  And if you&#8217;re like most people I know, that habit would have lasted about a week before you resigned yourself to once again wasting money and energy.  In my continuing effort to go green and help you save some green to boot,  I<br />
would like to call attention to an energy saving product called the  Smart<br />
Power Strip, an advanced outlet strip which helps to conserve  energy.</p>
<p>The average electronic device (TVs, game systems, DVD players,  etc) goes<br />
into a stand-by mode when the device is turned off. This  “stand-by”<br />
mode&#8211;which the device stays in until being turned on again&#8211;uses  almost as<br />
much energy as when the device is on and active.</p>
<p>While the  current Energy Star program awards “star” stickers to<br />
“low-stand-by-power  devices,”  it still allows a draw of up to 3W on TVs,<br />
30W for PCs, and an  astounding 175w in color copiers, while in standby mode<br />
(1).</p>
<p>The Smart  Strip helps to cut this energy waste down. “They have a control<br />
outlet, a  couple &#8216;constant hot&#8217; outlets and then several switched outlets.<br />
You simply  plug your TV into the control outlet, plug the cable or<br />
satellite box into  the constant hot (as it often needs power to record<br />
items when you&#8217;re away),  and then you plug everything else into the<br />
switched outlets. When you turn on  your TV, power becomes available to the<br />
switched outlets so you can use those  devices. But when you turn your TV<br />
off, the strip kills power to the switched  outlets so those devices don&#8217;t<br />
waste electricity,” (2.)</p>
<p>And while you  can put that saved money to better use, you can also feel<br />
good about the good  environmentalist that you are. By cutting standby<br />
power, a “free reduction in  the amount of greenhouse gasses” would result.</p>
<p>For an example, we can  travel to Europe:</p>
<p>“Germany&#8217;s 20TWh of standby power use, for instance,  requires the<br />
production of 14 million tons of carbon dioxide, a central  &#8220;greenhouse<br />
gas.&#8221; This is 1.6 percent of the country&#8217;s entire carbon  dioxide<br />
production. Across Europe, cutting standby power to 1-Watt would  give<br />
countries a four percent start toward the Kyoto targets—not a miracle,  but<br />
a nice side effect of saving money,” (1).</p>
<p>Not a bad deal all  around, you might agree. In fact, while researching all<br />
of this, I came upon  an individual who claims that with these power strips<br />
along with CFL bulbs  replacing his household lighting, he has cut his<br />
monthly electric bill by  40%! What is a CFL bulb you ask? Why stay tuned<br />

			<content:encoded><![CDATA[<p>If you’re at all familiar with Hartford, you may have recognized its skyline in the picture above. Front and center is the Phoenix “’boat building”- one of my favorite things to look at in the city…and I’m not the only one, it’s listed in the National Register of Historical Places. Well, recently, in addition to being recognized for its missing right angles and its unique reflective…um…teal (? Turquoise? Blue green?  Green-blue? ) exterior,  it has also been nationally recognized because, on the inside, the boat building is green.  The Phoenix Building has received the LEED-EB Silver Certification from the US Green Council’s LEED Building Rating System.  The Hartford skyline’s become even more impressive.</p>

			<content:encoded><![CDATA[<p>The recent prevalence of foreclosures is a concern for many homeowners, however, this is a time of opportunity for buyers &#8211; investors in particular- and FHA has just made things easier.  With an aim to support the rehabilitation of foreclosured properties and the stabilization of communities, HUD suspended FHA rules that prohibit the insuring of mortgages for homes owned by the seller for less than 90 days.  The suspension took effect on Feb 1st 2010 and will remain in effect for 1 year.  Research shows that buying, fixing and reselling of foreclosed properties is usually achieved in less than 3 months&#8217; time. The larger portion of potential buyers are FHA borrowers.  This suspension makes it possible for investors in foreclosures to realize profits in a much shorter amount of time.  The full text of the waiver can be found at <a href="http://www.hud.gov/offices/hsg/sfh/waivpropflip2010.pdf">http://www.hud.gov/offices/hsg/sfh/waivpropflip2010.pdf</a>.</p>

			<content:encoded><![CDATA[<p>Two boarded up, unfortunate-looking houses have been all over the news lately.  They are the houses of Mary and Eliza Freedman in Little Liberia, Bridgeport. I thought I&#8217;d look into this Little Liberia to see what all the ruckus was about so, of course, I wikipediaed it (yes, it&#8217;s a verb)&#8230;and nothing.  I have exactly two sources of knowledge: Wikipedia and NPR, so luckily NPR&#8217;s site advertised a discussion on just that topic at the Black Rock Library in Bridgeport or I might have dismissed it as fictional- news articles and all.  I headed down there and it was immediately evident why there&#8217;s little information to be found.  Uncovering the history if little Liberia is a project in the works.  Even the name &#8220;Little Liberia&#8221;has only been in use for a few years to distinguish it from the African country.  It began in 1821 as a place called Ethiope and no one in recent history knew very much about it until Charles Brilvich stumbled upon it in the 1980s.  He&#8217;s been working to uncover more ever since</p>
<p>Little Liberia is the location of what was a free black community in the period of the 1820s until about 1865. It is the oldest black settlement in Connecticut and most probably a major station of the underground railroad.  The little settlement was originally called Ethiope and later called just Liberia.  Founded by extremely wealthy black Americans, the community had its own school, churches and a free lending library 25 years before the city of Bridgeport had one.    And all of this at a time when Connecticut and New York still very much relied on the slave trade.  South Street Seaport- in New York, where Mary Freeman made her fortune-was turning out slave ships complete with shackles at a rate of 2 per month to ship cargoes of slaves that Connecticut insurance companies insured.  Yet Mary Freeman died the 2nd richest person in the area- the first being P.T.Barnum, a strong supporter of the little community which at its height may have had a population of 300 or so.</p>
<p>The story of this place is not of the kind often heard.  What&#8217;s more interesting is that it might be one that&#8217;s more common than one would think- after all, this one&#8217;s been sitting under our noses all this time and only just, with great effort and lots of luck, being uncovered. It adds dimension to the story of our small state</p>
<p>Only two houses remain.The Freeman houses. They are all that&#8217;s left of the settlement of which the town kept no record except as &#8216;colored&#8217;. In an 1850 town map, the entire little community was simply labeled colored, while the rest of the town sported the names and occupations of the owners of each house. The houses are on their original foundations and have the potential to be restored to the state they were in when the ladies died.  Mary&#8217;s house still retains all its original woodwork and hardware.  Eliza&#8217;s house has been burned, however, the charred wood is preserved in a way that makes it possible to be replicated exactly.  Even better- detailed account was taken of every item of their estates down to the number of sheets, description and number of dresses etc.  With the right resources, this bit of history can be reclaimed.  The vision of those working on the project is to restore the houses to the condition they would have been in when Ethiope or “Little Liberia” was thriving to serve as a kind of living museum.</p>

			<content:encoded><![CDATA[<p><span style="font-size:x-small;">If you were planning to buy a home, but waiting until spring this year, there&#8217;s good reason to reconsider.  Waiting until spring could mean much more of those up front costs come out of your pocket this year. Here are some upcoming changes that will affect you:</span></p>
<p><span style="font-size:x-small;"> </span><span style="font-size:x-small;">1. The tax credit for both <a href="http://http://www.federalhousingtaxcredit.com/faq1.php">first time </a>and <a href="http://http://www.federalhousingtaxcredit.com/faq2.php">repeat buyers </a>applies only to sales with contract dates of April 30th or earlier. You don&#8217;t have to close before April 30th, just have a signed purchase contract.  For first time homebuyers the credit is up to $8000 and for repeat buyers, the cap is $6500.  For borrowers with FHA insured mortgages, the credit can be &#8216;monetized&#8217; so that it can be applied to downpayment and closing costs</span></p>

2. The Federal Reserve Board&#8217;s mortgage backed securities program expires with no plans for renewal on March 31st. This program had helped keep interest rates artificially low for the past year, and we can reasonably expect an increase in rates once it ends. Of course, noone can tell the future.  Liz Rappaport and Jon Hilsenrath have a bleak  outlook in their Jan 10th <a href="http://http://online.wsj.com/article/SB126291088200220743.html">WSJ article</a>, while Chris Jones is more hopeful in his <a href="http://http://www.zillow.com/blog/mortgage/2010/02/10/fed-phases-outoh-never-mind/">Feb 10th post</a>.</div>

<div><span style="font-size:x-small;"><span style="font-size:x-small;">3. On April 5th the cost of up-front mortgage insurance for FHA loans increases from 1.75% to 2.25%&#8230;.with 3.5% down, that would increase upfront costs for FHA borrowers by about $482.50 per $100,000 in sale price</span></span></div>

4. Even later this spring,seller concessions will be reduced from 6% to 3%. This reduces the amount that a seller can contribute to your closing costs by half.</span></div>
